Do the house plans meet my local building code?
All house plans are drawn to comply with all the building codes where the designer originally designed the plan. It is the responsibility of the purchaser and/or builder to see that the structure is built to meet the codes of your area.

Are your home plans stamped by an Architect or Engineer?
No. Local codes and methods of construction vary across the nation, alternative planning may be necessary to adapt a plan to your area. Some municipalities may require plan review by a licensed Architect or Structural Engineer of your area. Customer is responsible for additional expenses incurred through meeting municipality requirements or other code requirements for construction.

Do I own the copyrights to a plan I purchased?
No. The Designer of the plan retains all copyrights on all plans sold. The purchase of a set of home plans in no way transfers any copyright or other ownership to the buyer except for a limited license to use that set of home plans for the construction of one home. A multi use fee can be purchased if you intend on building the purchased plan more than one time.

Do you offer mirror reverse plans or true reverse plans?
Some of our plans are available as mirror reverse plans and some are available as true reverse plans, with all the text reading correctly. Some of the participating designer’s plans may be hand drawn and not be true reverse plans.

How is the square footage calculated?
The square footage calculations are made from the outside perimeter of the exterior framed walls and include only heated spaces. They do not include decks, porches, garages, basements, attics, fireplaces, brick veneer, etc. Two story, vaulted areas and staircases are only included once in the first floor area.

Can I purchase one set of black lines and make copies as needed?
No. All plans are protected by the United States Copyright Act. Plans cannot be copied or reproduced in any way without express written consent from the designer of that particular plan. All copyright laws will be enforced.

What is included with your set of house plans?
Typically a set of plans will include a foundation plan, floor plans, front, sides and rear elevation, roof plan, all details necessary to build that particular plan. Some plans will also include a section and framing plans.

Do you sell material lists?
Some of our house plans will have an option to purchase a material list. Please view the plan you are interested in and look for the material list link.

What is your return policy?
Plans may not be returned for credit or refund under any circumstances due to copyright laws and the making of illegal copies. Be sure of your plan selection before an order is placed.

Do you make modifications to your home plans?
Most plans can be modified. If a plan is not available to be modified, it will tell you on the plan detail page. Once a plan modification form is filled out and submitted to us, we will provide a quote and time frame of completion to you within 3 to 4 business days.

Do you include HVAC and plumbing plans?
HVAC and plumbing are not included because of the variation in building codes and climatic differences. Please consult with your builder, mechanical contractor and plumbing contractor.
